David is a fourth-generation builder as well as a broker, so a valuation on Gull Lake looks past the view: frontage, water depth off the dock, the condition of the home, and the real cost of what a buyer will want to change.
Three ways to sell
Every Gull Lake sale starts the same way: a private, in-person valuation. What happens next is your call.

The Gull Lake Chain
Gull Lake anchors a chain of connected lakes in Cass and Crow Wing counties, between Nisswa, East Gull Lake and Lake Shore. Each lake has its own depth, water and feel, and that shapes what lakeshore is worth.

Acres are measured from U.S. Census Bureau lake outlines. Depth, clarity (average Secchi reading), shoreline and public accesses are from Minnesota DNR LakeFinder; a dash means the DNR has not published that figure. Gull Lake facts: Wikipedia. Sources differ on exactly which lakes belong to the chain; this list uses the eight that Wikipedia and LakePlace both name. Some sources also count Roy Lake, Spring Lake, Steamboat Bay and Wilson Bay.
Gull Lake is the largest lake within the city of East Gull Lake. The Gull Lake Dam on the Gull River, the last of the Mississippi Headwaters reservoir dams, raised the lake about five feet when it began service in 1912. Nearly 30 percent of the lake is 15 feet deep or less, which is part of why shoreline varies so much from bay to bay.
The 8 lakes of the Gull Lake Chain plus every named lake within about 12 miles: 124 lakes in all, drawn to their real shorelines, with depth, fish and public access from the Minnesota DNR.
Lake outlines and boundaries: U.S. Census Bureau TIGERweb (every named lake, pond and reservoir). Lake depth, shoreline, fish, water clarity and public access: Minnesota DNR LakeFinder. Population and housing: 2020 Census. Area backgrounds: Wikipedia. Map tiles © OpenStreetMap contributors.
